Turnkey Rentals

This is the safest investment that you can make in real estate. The goal is to purchase a property that already has tenants in place, and simply take over the income and expenses of that property. Most of these properties do not have a lot of room for improvement, so you will not see large equity gains at the beginning of the investment. We will purchase a property based on its current cash flow, and you will know exactly what your returns are from the beginning.

Fix and Flip

Fast increases in equity are a strong method of gaining returns on your investments. I'm sure that you have heard of the many fix and flip television shows, so you are aware of the goal when it comes to this sort of investment. We will locate a property, take a team of contractors through it to determine rehab costs, and will research the market to determine what the property can sell for once our work is done. This type of investment has the highest short-term returns, since we are forcing appreciation on a property and are then selling it.

Buy, Rehab, Rent, Refinance, Repeat

The "jack of all trades", this method of investing takes a fix and flip property, but we hold it rather than resell it. The benefit of this strategy is that we can refinance the property once it is rehabbed in order to pull out the equity that we built in with the rehab. Earning a boost in short-term equity along with long-term rental income makes this a great method for investing.
